What is Guideline Value? Land guideline value is defined as the value determined by the government which is mainly based on the facilities, infrastructure and growth of a the micro market in a given period of time. Stamp duty and registration charges are directly dependent on the guideline value. These values are maintained in sync with market value by constant revisions and complete knowledge over market trends and by knowing how the prices might change due to varying trends. Guideline value in Chennai is determined by the Tamil Nadu government and kept in accord by the same. Registering a value more that the guideline value will not result in adopting the higher value as the new guideline value. It would instead make the necessary officials to make steps for considering a revision on the guideline values. The following works the other way around too. If the guideline value is higher than the market value it could be revised and brought down by making necessary steps. It is usually brought to the review of the registration officials and then amended if changes are necessary. The Tamil Nadu government is responsible for the whole Tamil Nadu guideline value. Below described are few important localities along with their guideline values. Pallikaranai guideline value: Ranking 240th position in Tamil Nadu Pallikaranai has the maximum guideline value of  Rs. 3,500 per sq.ft. Minimum guideline value for this locality goes low upto Rs. 750 per sq.ft. With more than 649 streets it ranks 15th in the state for a village with most number of streets.  It almost encomposes 3.19% of the total number of streets in Tambaram Taluk. Valasaravakkam guideline value: This micro market is located in the west Chennai. With maximum guideline value of Rs. 6,000 per sq.ft the village ranks 98th position for the highest guideline value. The minimum value is about Rs. 2,500 per sq.ft. It also encomposes 771 streets and ranks 14th in the whole state for maximum number of streets. It actually comprises of 6.5% of the total streets in Ambattur taluk. Porur guideline value: Ranking 150th position in Tamil Nadu Porur has the maximum guideline value of  Rs. 4,500 per sq.ft. Minimum guideline value for this locality goes low upto Rs. 2,000 per sq.ft. With more than 535 streets it ranks 28th in the state for a village with most number of streets.  It almost encomposes 4.5% of the total number of streets in Ambattur Taluk. Thirumullaivoyal guideline value: Located in North Chennai this micro market ranks 301st position for the highest guideline value with Rs. 3000 per sq.ft. as its maximum. As for minimum its as low as Rs. 300 per sq.ft. With 955 streets it ranks 9th for a locality with most streets and comprises of 8.1% of the total number of streets in Ambattur taluk.
