Overall, median home sales prices have been declining since 2013 from $600,000 to $540,000 while sold price per sq. ft. has risen from $158/sf to $167/sf. This could mean these are home sales of smaller homes and smaller homes generally sell for more per sq. ft. than larger homes.

In contast, the median sales price of new homes in 2015 was $612,500 or average sales price of $185/sf, highest sales price being $897,500, lowest $457,000.

This is a Baton Rouge Housing Market Study of Zip Code 70810 from 2014 versus 2015 YTD, from $0 to $500,000 in order to eliminate any $1,000,000 high dollar sales and the Pennington $6,000,000 sale within these neighborhood boundaries. While I stated above a 5 percent increase, median sales price was up 6.6%, average sales price was up 5.3% and average sold price per sq. ft. was up 3.4%. When rounded, this is closest to a 5% increase.

The company stated it has identified the top markets based on five primary criteria including strong job growth over the past year, low vacancy rates, high affordability, more inbound home searches than outbound and a large share of millennials.

And, this is based on 35 sales. Average Sales Price in 2015 has been $239,391, median sales price $245,000, average home size 1,427sf and average sales price $166/sf. That's a $26/sf jump from 2014 or 18.6% increase Year To Date as of 12/03/2015.

My interpretation of Dodd-Frank law was that it was meant to right the wrongs of HVCC - to bring about more communication between REALTORS® and Appraisers...without us becoming too cozy in influencing eachs professional task. However, dealing with third party AMCs can sometimes make for a lack of follow through and loss of communication.

I recently completed a Baton Rouge refinance home appraisal in Lakepark Garden Homes. Lakepark Garden Homes was developed in 1985 with some homes built, stalled building due to U.S. economic meltdown and resumed new homes in approximately 1992-1994. Homes range from 874sf to 2,373 sq. ft. average size 1357sf. The following is my report on the home sales trends that took place and the prices paid for these homes from 09/2014 to 2015.

THINKING OF BUYING A HOME IN LAKEPARK GARDEN HOMES?

IT'S CERTAINLY A SUBDIVISION I'D STRONGLY RECOMMEND A PRE-PURCHASE HOME APPRAISAL TO AVOID OVER PAYING. Those that paid $145,000 in there from 2006 to 2007 are still perhaps $15,000 to $20,000 upside down today. READ MY CAUTION BELOW!

Lakepark Garden Homes was developed in 1985 with some homes built, stalled building due to U.S. economic meltdown and resumed new homes in approximately 1992-1994. Homes range from 874sf to 2,373 sq. ft. average size 1357sf. The following is my report on the home sales trends that took place and the prices paid for these homes from 09/2014 to 2015.

THINKING OF BUYING A HOME IN LAKEPARK GARDEN HOMES? 

IT'S CERTAINLY A SUBDIVISION I'D STRONGLY RECOMMEND A PRE-PURCHASE HOME APPRAISAL TO AVOID OVER PAYING. Those that paid $145,000 in there from 2006 to 2007 are still perhaps $15,000 to $20,000 upside down today. READ MY CAUTION BELOW!

Woodstock was developed in 2008 with a second filing in 2012-2014 around 2 lakes or ponds. Home sizes range from 1697sf to 3448sf, average 2,133sf. DSLD Homes has been primary Builder in Woostock since 2013.
