Legacy Hills, in Geismar Louisiana, Ascension Parish is still recoving from the national real estate meltdown from 2008 to 2011 and new home construction has begun again. I say "is recovering" because in 2006 to 2007, average sold prices were $140/sf and in 2013-2014, average sold prices is in the $135.70/sf range. This $135.70/sf rounded to $136/sf does eliminate 1 foreclosure sold at $72/sf.


From 2013 to 06/19/2014, there's been 7 Legacy Hills Home Sales from $239,474 to $470,000, median sales price of $392,000, average sales prices of $376,053 and $126.62/sf and it took an average of 106 days on market to sell a home. Homes generally sold for 96% of listing price. Eliminating 1 foreclosure sale at $72/sf, do note that homes sold from $120/sf, $132/sf, $139/sf, $141/sf and $151/sf rounded.

Geismar LA Housing Shortgage under $200K AND Why Builders Aren't Entering Market? Locationally, Geismar is a fantastic market close to Interstate 10 and home buyers have voted with their pocketbook, or their banks, to call it home.

Geismar LA Housing Shortgage AND Why Builders Aren't Entering Market?

Locationally, Geismar is a fantastic market close to Interstate 10 and home buyers have voted with their pocketbook, or their banks, to call it home.  YES, there's a definite shortage of available housing under $200,000 and builders aren't likely to enter this market to fill that shortage because of available land in flood zones. With the added cost of owning a home in flood zone, builders wouldn't be able to sell homes as easily.  MY ADVICE IS DON'T BUY A HOME IN A KNOWN FLOOD ZONE! 


So, I'm working on a Geismar Louisiana Home Appraisals in Rivergate Subdivision, located off Highway 73 and very near Interstate 10. Homes in Rivergate are in 1,500sf to 1,650sf range, built in 2005-2006 and valued in $182,000 to $192,000 range. It was a difficult appraisal assignment because mortgage underwriters, in Suburban locations,  demand sold comps, or comparable sales, be located within 1 mile and sold within 90 to 120 days. I WAS NOT able to include enough sold comps to meet these requirements for lack of recent sold comps. Why? Basically because of low supply and homeowners choosing not to sell, not to upgrade and remain in their homes! 


ONLY ONE (1) COMPETING LISTING! 
Mortgage Underwriters also prefer Ascension Parish Home Appraisers to use 2 to 3 competing listings in an appraisal.  Well, I was only able to find one (1) competing listing in the Geismar housing market.  Why? Again, because of the shortage of available housing.

The Parks of Dutchtown Home Price Report for Geismar Ascension Parish. 


There were no August 2013, so the mean numbers of significance are the Year-To-Date Home Sales, which are at a breakeven between -2.5% for the Average Sales Price and +3% for the Median Sales Price.  However, the Average Sold Price Per Sq. Ft. is up from $102/sf to $105/sf.  


This is still a STEEP DECLINE from the post Hurricane Katrina Highs of $111.36/sf in 2007 as reported by GBRAR.

Parks of Dutchtown Home Prices To Tumble With New Flood Insurance Rates?


NOTE: This below is based on "IF" Congress doesn't act to fix this FEMA Insurance Rate mess.


Here’s a question Home Sellers, Real Estate Agents and Home Appraisers will be dealing with say in Parks of Dutchtown where 90% of the subdivision is in flood zone: If sellers now have $3400/year to $4,500/year flood insurance premiums and new buyers in there will have to pay these premiums, then buyers will be looking at discounted sales prices because of having to pay an extra $280/month to $350/month for flood insurance. How much discount will sellers have to give in order to get a buyer to buy AND how much will this hurt sellers?  After all, we have Katrina buyers that paid very high prices, that my still be underwater on their purchase prices from 2005-2007 and if they have to sell at a discount, will they have a to short sale?
